History
Early days
Tustin Developments Limited was formed in March 1985 by its present Chairman, Hossein Ghiassi, and the then Managing Director, Dudley Fulwell. The main aim of the company was to competently operate in both domestic and commercial property sectors.
The first 10 years saw the company established as a major developer in the Preston area completing projects in a variety of fields. Between 1987 and 1989 the Company undertook new build projects at Nelson Court, Swansea Park, Percy Street, St.Pauls Square and Cliffe Court all in Preston. This resulted in 112 properties being constructed, in a mixture of 2 and 3 bedroom semi-detached houses and bungalows, family houses and apartments.
In the same period 172 apartments were provided, as part of a refurbishment programme for former council flats, at Samuel Street and St.Davids Gardens the latter being carried out in partnership with North British Housing Association. Each block of apartments has a new pitched roof and completely stripped internally. New bathrooms and kitchens were fitted along with new central heating and carpets.
During this period the Company decided to invest in the former Courtaulds site at Red Scar after it was put on the market by Commission for New Towns. The result is a 160 acre Business Park incorporating approximately 500,000 sq.ft of factory and warehousing space adjacent to junction 31a of the M6 motorway.
Also at this time the Company was seriously involved in the redevelopment of Preston Riversway Docklands. The centre-piece was Victoria Mansions, the conversion of a former Victorian Warehouse into 45 luxury Apartments and Penthouses.
Between 1990 and 1993 the Company continued in the refurbishment sector completing the first 4 phases, comprising 164 apartments, of the Ribble Heights development, again in partnership with North British Housing Association. The Company, at this time, decided again to improve its property portfolio and purchased the former Ritz Cinema in Church Street, Preston and the former British Gas depot in Walker Street, Preston. The cinema has subsequently been used as a Nightclub and restaurant and the Gas depot is now a 360 space surface car park.
Continuing its construction work the Company constructed a speculative 8,200 sq.ft office development, Tustin House, at Preston Riversway. It was occupied on completion by Midland Bank PLC.
The Company further developed the Victoria Mansions site by flanking it with 2 "L" shaped wings comprising 42 apartments in total. At the same time, on the opposite side of the complex, a development of stylish mews and detached houses overlooking the Ribble Ribble towards Penwortham Golf course was done creating 48 properties.
Recent years
In more recent times the Company has put more emphasis on improving it's property portfolio. It did, however, find time, in 1994, to construct phase 1 of an office development comprising 33,000 sq.ft of luxury office accomodation , Harbour House, at the head of the Preston dock basin. The building is fully air-conditioned, has raised access flooring, 2 high speed lifts and parking for 100 cars. It was purchased on completion by Union International and occupied by Hambro.
In 1997 the Company acquired the former County Court premises in Starkie Street, Preston (just off Winckley Square). With it's customary vision the Company set about converting the established but dated premises into modern office accommodation, incorporating air-conditioning, with a car-park to the rear. Tenants are Strategic Systems Solutions, Bizkids and Lancashire County Developments.
The second phase of development, Tustin Court, occupies the site adjacent to Harbour House. It comprises 40,000 sq.ft of high quality office accommodation spread over 4 units with full air-conditioning, recessed Cat 2 lighting, raised access flooring and hydraulically operated lifts. This now forms part of the Company's impressive property portfolio. Tenants include Yorkshire Bank PLC, The First Secretary of State, National Care Standards, Archant Life and SITA.
Furthering it's portfolio once again the Company has recently purchased 2 similar developments in different areas of the North West. Firstly, it has acquired a development of shops and offices in Longton near Preston. It has also acquired a similar development in Cheadle. Each one being tenanted by local businesses long established in their respective areas.
